Residential Energy Performance Certificates (EPC's)

From 1st October 2008*, all residential properties that are offered either for sale or to rent require an Energy Performance Certificates (EPC). This is a document describing the thermal efficiency of a building in terms of the use of energy and can be invaluable in reducing fuel bills. The Assessor carries out an inspection of the property, recording levels of insulation; types of heating & lighting plus measurements of the building. We cover the following areas - Lancaster, Morecambe, Carnforth, Kendal, Windermere, Bentham, Settle, Garstang, Longridge, Preston, Leyland, Chorley, Blackpool, Lytham St Annes, Blackburn & Poulton-le-Fylde.

The information is entered into computer software and the property is given a rating from A to G, similar to the charts seen when buying items such as freezers.

Commercial Energy Performance Certificates (EPC's)

For Commercial properties, the process is very similar but much more information is required as commercial buildings are often far more complex as are the calculations involved in the production of the Certificate.

If you require a commercial EPC, we will ask you for any available information at the point of instruction, since this greatly speeds up the whole process and avoids excess delay in marketing the property.

Again, subject to some exceptions, all commercial properties that are placed on the market for sale or for rental require an EPC before marketing can commence.
